overview
The two residential towers of Continuum sit on some of the most valuable land in South Beach, both economically and ecologically.  The existing common spaces were poorly oriented and constructed and planted areas gave little thought to resiliency in terms of climate adaptation and provision of near-shore habitat.  The brief included master planning of the site and design of new entry and beachfront pavilions which were welcoming and residential in character but able to withstand the extremes of the subtropical marine environment.

design approach 
Simple familiar gabled roof forms give scale and visual identity to key gathering points.  The volumes are defined by a single concrete extrusion but pierced by openings of various sizes to emphasize views and the play of light.  Oiled wood slatting is used selectively as a liner to provide a sense of warmth and contrast to the concrete.
